Detached house, terraced house or flat: why it matters

The fire safety regulations divide homes into single-dwelling and multi-dwelling properties. A detached house is a single-dwelling property. A semi-detached or terraced house is also a single-dwelling property if each section has its own roof and its own entrance. In such a house the owner may clean a solid fuel flue themselves without a certificate. A flat in a larger building is a multi-dwelling property, and there, after every cleaning, a certificate stating the number of the cleaner's qualification document must be drawn up.

A terraced house section with its own boiler

In a terraced house section the boiler is often a condensing gas boiler or a pellet boiler, and the flue is a metal or lined channel running through that section's part of the roof. A gas boiler needs yearly servicing, and its metal or lined flue is cleaned and checked once every two years. A pellet boiler is a long-burn appliance, so its flue is cleaned by 1 November and again by 1 March.

Older detached houses in Brekši

In older Brekši detached houses the heating is often mixed: a masonry stove or fireplace in the living room, a wood boiler in the basement, a sauna in the garden. Each flue has its own deadline. In a brick chimney to which a gas or pellet boiler was later connected, check the channel for signs of condensation, because flue gases cool in a wide brick channel. Newer apartment buildings often have a shared boiler room or a gas boiler in each flat with a common flue system. In both cases cleaning and inspection are usually ordered by the building manager, and a certificate is needed every time. The ventilation ducts of these buildings must be checked once every 10 years, and in rooms with gas appliances once every five years. New builds in the sparsely built-up part

Part of Brekši is still sparsely built up, and new houses are going up there. Before the first firing, a new chimney needs a certificate that the appliance may be connected to the flue.
